Combine Purchase, Repair Money In One Loan

Combine Purchase, Repair Money In One Loan

So you've found a home, perhaps a foreclosure, that's in the right location at the right price. You'd love to buy it, but it needs some work. And the seller, which may be a lending institution or the U.S. Department of Housing and Urban Development (HUD), is not offering to help pay for the fix-up. Is there a way to finance the repairs so that you don't have to come up with what may be thousands of dollars?

There is if you're going to be using an FHA-insured loan. Through what's known as the 203(k) program, you can add the repair costs into a primary mortgage and finance it over the life of the loan - at a much lower interest rate than with conventional alternatives.

The 203(k) is becoming very important right now, because there are so many bank-owned homes on the market, you can't work with the sellers to get homes repaired.

The FHA (Federal Housing Administration) doesn't actually lend money, but insures lenders against a loss if a borrower defaults on a loan. FHA-insured loans require lower down payments (3.5 percent) than conventional mortgages and have more flexible requirements, allowing borrowers with less than perfect credit to obtain a loan with a competitive interest rate.

Hopper provides these tips for buyers interested in a 203(k) loan:

  • Work with a lender that has expertise in the program; not all do. A professional real estate agent should be able to help you identify such a lender.
  • Be aware that closing a 203(k) loan will take longer than a conventional loan, so patience is a plus. Lenders may request additional paperwork throughout the process, so you need to be fully engaged.
  • The amount of the loan will be based on the appraised value of the home after repairs are made.
  • Contractors can't be related to the buyer, real estate agent or lender. And they must be validated by the FHA. You should make sure any contractors you're interested in using have filled out the paperwork to get validated. The contractor may be validated in as little as 10 days. The FHA can provide names of contractors who've already been validated.
  • For some types of repairs, you can perform the work yourself if you're qualified. However, you can't be paid for the work.
  • You're not required to get multiple bids, but it's in your interest to do so. After all, you'll be paying it off over 15 or 30 years.
  • You can't use a 203(k) loan as an investor; only as an owner occupant. You can use the program for dwellings up to four units, provided you live in one of the units.
  • You can use the 203(k) to fix up a condo, but only the interior.

It may take a little more time and effort, but a 203(k) loan can help you get into your dream home at a bargain price.

Berlin awarded $4.3 Million for Neighborhood Stabilization

$18 Million Approved to Improve Blighted, Foreclosed Upon Housing
Governor & Congressional Delegation Pleased Money Is Going Into Communities Neighborhoods in Berlin, Manchester, Nashua, and Rochester Will Be Transformed into Marketable Areas

CONCORD, NH - The New Hampshire Community Development Advisory Committee of the Community Development Finance Authority (CDFA), Concord, voted to award $18,030,000 in federal Neighborhood Stabilization Program (NSP) funds. The money provides targeted financial investments to help address foreclosure problems in neighborhoods in Berlin, Manchester, Nashua, and Rochester in order to make them more stable and sustainable for people of low, moderate, and middle incomes. The projects will soon go before Governor and Executive Council for final approval.
"These grants will allow communities to purchase and rehabilitate properties that will provide more affordable housing opportunities for our hard-working men and women, and help strengthen struggling neighborhoods," Gov. Lynch said.
The City of Berlin was awarded $4.3 million to redevelop foreclosed, vacant, or abandoned properties in the Notre Dame High School, Granite Street, and Lower East Side neighborhoods. These areas were deemed by the city to be in most danger of being overrun by dilapidation.  The funds, depending on the locations used, will help to rehabilitate or demolish the structures, and new modular energy efficient homes will replace some of them. Additionally, the city will create small parks on some of the sites of demolished properties in all three of the neighborhoods. The city will be partnering with AHEAD and New England Family Housing to complete the projects.
The City of Manchester was awarded $7.74 million and will sub-grant portions to other organizations to redevelop foreclosed, vacant, or abandoned properties in West Granite, Corey Square, and the Hollow neighborhoods. The city will convert a vacant commercial building in the Hollow into affordable housing. The Way Home and Families in Transition will redevelop properties in and near the Hollow and Corey Square neighborhoods to provide permanent, service enriched, affordable housing for homeless families and individuals. NeighborWorks® Greater Manchester will redevelop affordable single- and multi-family homes in the West Granite Neighborhood to sell to graduates of their HomeOwership program.
The City of Nashua was awarded $1.5 million and Harbor Homes, Inc., in Nashua, was awarded $2.09 million to redevelop vacant and/or foreclosed properties into affordable housing. The City will use the funds to convert a blighted downtown property. Harbor Homes will develop permanent service-enriched housing in the Tree Street neighborhood for families and individuals who are homeless or at risk of becoming homeless.
The City of Rochester was awarded $2.4 million and will work with the Housing Partnership to redevelop bank-owned residential properties in the Cold Spring Park neighborhood, near downtown, into affordable homeownership opportunities for families and individuals.
A statement from Senator Jeanne Shaheen included, "This funding will help revitalize neighborhoods and entire communities dealing with the negative effects of home foreclosure. Redeveloping these properties will help stabilize home values for all homeowners, which is in the best interest of our communities and local economies."
NSP funds are through the U.S. Department of Housing and Urban Development (HUD) and are part of the Housing and Economic Recovery Act of 2008. The program is designed to turn around neighborhoods in decline due to foreclosure, abandonment, and blight. All NSP grantees will incorporate green energy standards to increase the efficiency and affordability of the properties. They will have until March 9, 2013, to complete their projects. The communities of Barnstead, Claremont, Farmington, Franklin, Hillsborough, Laconia, Newport, Ossipee, Pittsfield, Raymond, Wakefield, and Whitefield were identified as in need of assistance, but, because of limited NSP funding, will qualify for funds once recycled program funds are returned from the current NSP grantees in mid 2010.
"This funding will help more working families find homes," Congressman Paul Hodes said. "It will revitalize neighborhoods and help stem the foreclosure crisis which is hurting our economy. I was proud to work with members of the delegation to bring this important funding to New Hampshire." "Granite Staters have always been committed to building healthy, strong, and vibrant communities," said Congresswoman Shea-Porter.  "These important funds will help struggling neighborhoods recover from the effects of foreclosures and will provide much-needed affordable housing options."   CDFA, created by legislation in 1983, is a nonprofit public instrumentality of the State of New Hampshire.  CDFA administers $32 million in annual funding resources, which includes a combination of state tax credits and federal Community Development Block Grant and Neighborhood Stabilization funding.   CDFA supports affordable housing and economic development activities that benefit low- and moderate-income citizens. Tips For Selling Your Home

If you're thinking of selling your home, keep in mind that buyers appreciate a clean look in the homes they view. You can increase the value of your home and decrease the time it takes to sell by making a few simple improvements.

Aroma is the first thing prospective buyers notice when they step inside a home. To eliminate odors, steam clean your carpet and wash walls and floors withhousehold cleaners and disinfectants. Keep your home smelling fresh by burning candles or potpourri, boiling a pot of cinnamon sticks or putting a dab of vanilla on cold light bulbs before turning them on.

Nothing makes a home look newer faster than painting. Painting your walls and removing outdated wallpaper may be the best interior improvements you can make. For broader appeal, paint in neutral colors such as beige, white, off-white, or gray. These colors suggest newness and cleanliness and can brighten a dull or outdated room. If your carpet is badly worn, outdated or stained, consider replacing it. If your carpet is heavily soiled, you may want to have it professionally cleaned. Brighten the interior of your home by cleaning your windows and opening your curtains to let light in. Clean hanging light fixtures and add the highest-wattage bulbs allowed. Below are 20 suggestions to help you sell your home.

  • Call 603 752 0003 put our real estate agents to work for youMake the Most of that First Impression: A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted - or at least freshly scrubbed - front door. If it's autumn, rake the leaves. If it's winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of your home, the better.

  • Invest a Few Hours for Future Dividends:
Here's your chance to clean up in real estate. Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh wallpaper adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it could look, "with a little work."

  • Check Faucets and Bulbs:
Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don't let little problems detract from what's right with your home.

  • Don't Shut Out a Sale:
If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect's mind. Don't try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.

  • Think Safety:
Homeowners learn to live with all kinds of self-set booby traps: roller skates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.

  • Make Room for Space:
Remember, potential buyers are looking for more than just comfortable living space. They're looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.Call 603 752 0003

  • Consider Your Closets:
The better organized a closet, the larger it appears. Now's the time to box up those unwanted clothes and donate them to charity.

  • Make Your Bathrooms Sparkle:
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.

  • Create Dream Bedrooms:
Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.

  • Open up in the Daytime:
Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is.

  • Lighten up at Night:
Turn on the excitement by turning on all your lights - both inside and outside - when showing your home in the evening. Lights add color and warmth, and make prospects feel welcome.

  • Avoid Crowd Scenes:
Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they're likely to hurry through. Keep the company present to a minimum.

  • Watch Your Pets:
Dogs and cats are great companions, but not when you're showing your home. Pets have a talent for getting underfoot. So do everybody a favor: Keep Kitty and Spot outside, or at least out of the way.

  • Think Volume:
Rock-and-roll will never die. But it might kill a real estate transaction. When it's time to show your home, it's time to turn down the stereo or TV.

  • Relax:
Be friendly, but don't try to force conversation. Prospects want to view your home with a minimum of distraction.

  • Don't Apologize:
No matter how humble your abode, never apologize for its shortcomings. If a prospect volunteers a derogatory comment about your home's appearance, let an experienced Real Estate Agent handle the situation.

  • Keep a Low Profile:
Nobody knows your home as well as you do. But a Real Estate Agent know buyers - what they need and what they want. Your Real Estate Agent will have an easier time articulating the virtues of your home if you stay in the background.

  • Don't Turn Your Home into a Second-Hand Store:
When prospects come to view your home, don't distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all.

  • Defer to Experience:
When prospects want to talk price, terms, or other real estate matters, let them speak to an expert - your Real Estate Agent.

  • Help Your Agent:
Your Real Estate Agent will have an easier time selling your home if showings are scheduled through his or her office. Offer to keep an eye on the brochure box attached to your sign and make sure it is always filled with flyers. Try to accommodate prospective buyers when they want to see your home.
