Berlin NH is 26 minutes from Wildcat Mountain Ski Resort. There are several ski areas in close proximity!

A River runs through it. The Androscoggin River runs through Berlin and is home to great fishing, boating, kayaking & more.

Berlin NH is home to the Stte of NH's ATV Park which features 7,500 acres and 350 miles of trails! The ATV & Snowmachine Trails run through the city and connect to more trails via the Succes Trails.

Hunting in the forests that surround Berlin NH are bountiful with whitetail deer.

Hiking: How about the tallest mountain in the North West! Mount Washington! Not to mention Great Glen Trails and the miles upon miles of trails that are through out the area.

Shopping: Berlin has many shops on Main Street. Gorham NH just a short drive away and has  restaurants, shops, Wal-Mart & Peebles to name a few. Conway NH is a short 35 minute drive to many big chain stores, restaurants and shops.

Before Your Home Is Listed

It's important to have your home in good showing condition before buyers start going through it. Here are some steps to take:

  • Touch up interior and exterior paint as needed.
  • Install new carpeting and flooring if it appears worn or dated.
  • Make sure the front is clean and spruced up - curb appeal will create a favorable first impression.
  • Trim bushes and plants as needed, and make sure the lawn is kept mowed and trimmed. In autumn, rake the leaves; in winter, keep the snow shoveled.
  • Keep the interior clean, decluttered and odor-free. Eliminate evidence of pets.
  • Minimize personal items such as family photos. You want buyers to see themselves living in the home.
  • Consider putting excess furniture and belongings in storage. Now's the time to clean out the garage and basement and sell, give away or throw away items you don't need anymore.
  • Consider having a pre-listing inspection performed. Buyers will be hiring professional inspectors; here's your chance to address problems in advance.
  • Consider engaging a professional stager to give your home the right emotional appeal.

During the Listing Period

  • When potential buyers visit your home, either be absent or make yourselves as inconspicuous as possible.
  • Have fresh flowers in the entryway. It makes for a friendly introduction into your home.
  • If offers are made that don't match your hoped-for price, don't reject them out of hand. Pay attention to your agent's advice.
  • Consider dropping the price if several months go by with few or no offers. But if you and your agent have priced your home properly from the start, this shouldn't be necessary.
  • Don't get discouraged. In buyer's markets, homes take longer to sell than during boom times. Your home will eventually sell; it's a matter of your RE/MAX agent finding the right buyer for you.

You have the best chance of selling your home if you work closely with your RE/MAX agent. Make sure all showings are coordinated through him or her. If you have a brochure box, be sure to keep it filled.

Berlin NH is a small city roughly 10,000 people. Gorham NH is to our south and Milan NH is to our north abut the city of Berlin. Berlin is home to the State of NH's ATV Park, State of NH Prison, Northern Forest Heritage Park, Androscoggin Valley Hospital, Berlin NH School System , The Androscoggin River runs through Berlin NH, The area is great for hunting big & small game, fishing, hiking, boating of all sorts, ATV riding, snowmobiling and many additional outdoor activities! Berlin has a proud tradition in Hockey and is home to the Notre Dame Arena. Milan NH population between 750-1500 is a small town north of Berlin. Gorham NH population between 3,000-4,000 is home to several shops and restaurants & Super Wal-Mart. The FCI will abut the State of NH's Prison and will be located on East Milan Road Berlin NH. Berlin NH Federal Prison

FEDERAL CORRECTIONAL INSTITUTION (FCI) BERLIN 

Project Overview

Under construction since 2008, FCI Berlin consists of a medium security, 1,100-bed prison and a 128-bed lower security prison "camp". It will be exclusively for male inmates. Typical sentence duration for inmates in similar FCI is in the range of 15-25 years. There is no parole in the Federal penal system. No UNICOR (Federal Prison Industries) facility is planned for Berlin. Because of the lack of opportunities for inmates to work, other than in the operation of the prison infrastructure, educational programs will probably be fairly extensive.

Once completed, FCI Berlin will be one of New Hampshire's largest federal facilities, and will employ approximately 300 people.

Current Status

All construction is expected to be completed during 2010, with final fit-up underway late in the year. The prison will be populated with inmates early in 2011. Bureau of Prisons staff from other facilities will be relocated beginning this summer; local recruitment for correctional officers is expected to commence in late spring. Federal Correctional officers must, at a minimum, be under age 37, have good credit, and be in good physical condition.
