I'm working a short sale with Saxon Mortgage for a home in Whitefield, NH

I'm working a short sale with Saxon Mortgage and despite all the negative information about Saxon- I'm finding them very easy to work with. I'm receiving a call backs on the same day that I have left a message for the negotiater. Don't get me wrong I have to be persistant but once you have the negotiaters direct line & fax it's alot easier to make contact on a regular basis. Like most short sales, I have spent alot of time on this short sale and we are close to reaching common ground. Which is a win win situation for the seller, sellers lender & buyer.

Want to purchase a bank owned property in NH? One word...Patience.

We are a "Want it now" culture. I know I fall into that category. But I've learned when dealing with foreclosures you need patience and lots of it. Sure there are deals out there but it does come with a price, mostly your time. If your like me- patience can run out rather quickly but I have learned an important lesson when dealing with foreclosures... patience is a must. I cannot stress this enough.

When placing an offer on a foreclosed home. The offer must have the following to even be considered.

1) The offer must be in writing via Purchase & Sales Agreement.

2) If your offer will be financed you must submit with the offer a pre-approval letter from a lender. If you will be offering cash you must provide proof of funds. Example: Bank account, line of credit etc...

3) Expect to place 10% of your offer as a deposit (earnest money) in form a of a check.

4) You will need to reveiw & sign the sellers property disclosures.

When you have all the above in place the offer will be submitted to the seller (Bank) via email for review.

What can you expect once your offer is submitted?

1) 4-7 days for a response from the seller, possibly longer.

2) There may be addtional offers on the property (yes, even in this market) You have to remember your not the only person looking for a deal there are many people looking for the same deal. Be prepared for this. Be prepared for the seller to ask all parties with offers to come back with their "Final & Best Offer"

3) If & when the bank "verbally" accepts your offer be ready for the Seller Addendums. These addendums will need to be reveiwed by you and can be anywhere from 1 page to 25+ pages long. You will need to sign these addendums if you would like to continue with the transaction. You must remember, you as the buyer are the only party that has signed the Purchase & Sales Agreement and the Sellers Addendums up to this point. The seller hasn't, thus there isn't a contract at this point-Don't assume that you have entered into a sales contract until you have all the documents in your possession and they are all signed by the seller (bank).

4) It may take 1-7 days before the seller returns the addendums and purchase & sales agreement.

5) Patience is a must and you are basically at the mercy of the seller. If you have the patience and understand how the process works you'll be fine.

6) I have dealt with the sale of several foreclosures that closed within 7 days and many that drag on forever. This post isn't meant to scare you away from buying a foreclosure it's just to keep you all aware of the process and waht could happen when buying a foreclosure.

Laidlaw Energy Group: The Berlin, NH Project

The Berlin biomass-energy project (the "Berlin Project") will be one of the largest and most environmentally sound biomass-energy facilities in the United States. The Berlin Project is expected to utilize in excess of 700,000 tons of clean whole tree wood chips per year in order to generate approximately 65 megawatts of electricity, thus generating substantial local economic activity for loggers, truckers and other local businesses.

The fuel source for the Berlin Project will be whole tree wood chips and other low-grade wood, often referred to as "biomass materials", which are the byproducts of the local forest products industry and land management practices. Generally, whole tree chips are produced from trees unsuitable for use in lumber or paper mills, or from the tops and branches of trees harvested for lumber. Other clean wood products, such as wood residue from sawmills, is also suitable for fuel. Biomass fuel will be trucked to the facility in 20 ton live bottom trailers. The Facility also has rail access which may offer opportunities for cheap fuel from other regions (e.g., storm debris from the Southern U.S.). As discussed above, the substantial number of pulp and paper mill closures in the region has resulted in the loss of substantial jobs and a substantial reduction of biomass consumption, thus having a significant adverse effect on the regional economy. The Berlin Project will help to reverse this trend by investing over $25 million dollars per annum into the regional economy for biomass fuel purchases.

NH town sees economic potential of timber as fuel

BERLIN, N.H. (AP) - The decades-long decline of the local paper industry finally did in Berlin's smoke-belching pulp mill in 2006.

Today, the thousands of acres of surrounding forest have some eyeing the city as something else: a future renewable energy hub.

The economic stimulus bill that makes billions of dollars available for homegrown, renewable energy has residents of this small city 80 miles from the Canadian border sensing a turnaround.

Two electricity plants that would burn waste timber from the surrounding forest are in the works, as is a plant that would make the wood pellets used as fuel. But the area needs costly transmission line upgrades before the power plants can be fired up.

State Sen. John Gallus is pitching the upgrades as part of a renewable energy pilot project.

"Every state around is looking for these giant handouts from Washington right now but we're figuring we have kind of a two-fer going here," Gallus said. "It's a big infrastructure improvement and it's a renewable energy resource. This is two of the incoming president's big things he'd like to start with and we'd like to help him."

Known as the city that trees built, Berlin once thrived on its paper pulp mill. Since the mill closed, housing prices have plummeted and Main Street shops have struggled to stay afloat. City leaders have been looking, with little success, for something to give the city an economic boost.

They may have found the answer in the three wood-biofuel projects. Laidlaw Energy Group wants to build a 66-megawatt wood-burning power plant, employing 40, on the site of the former pulp mill. The wood-pellet factory is scheduled to break ground this spring and will create about 35 jobs. The second wood-burning power plant, on the Androscoggin River, will put two dozen people to work.

Company officials say jobs in the plants will indirectly create 700 more jobs over time.

"That all gets spent in the Berlin area," said Bill Gabler, project manager at Clean Power Development LLC. "Those guys take their wives out to dinner and buy new furniture, so the trickle down effect on the economy in the area is really pretty significant."

But before the proposed power plants can go online, the electrical transmission line that would carry power from Berlin to the rest of New England may have to be upgraded.

It doesn't have the capacity to handle the two plants and the other projects proposed for the thinly populated North Country, and upgrading the line is estimated to cost more than $100 million.

The state could pay for it or ask regional power manager ISO New England to help get surrounding states to pitch in, but with states slashing spending, Gallus says Washington is the most promising source.

Sen. Jeanne Shaheen wants the power line upgrades included in New Hampshire's stimulus funds and the region's congressman, Rep. Paul Hodes, believes increased transmission capacity could create more jobs and bring more affordable energy to the region.

Though residents generally support biomass energy, Laidlaw's plan to redevelop the old mill site has met with some resistance.

Barbara Guay, owner of Gill's Flower Shop on Main Street, said after decades of a big, smoke-spewing mill in the center of downtown, she'd rather see a grand hotel or a casino on the prime, riverside plot. But Guay understands that her business can't survive unless the city brings in more jobs.

"People aren't going to buy flowers when they need food and fuel," she said.

Dick Huot, who heads economic development for Berlin-based Tri-County Community Action, said the city should add jobs any way it can until it gets back on its feet. He said Laidlaw can help by doing all it can to expand opportunities in the city.

Berlin, NH: Buy a home before December get $8,000!

Final score: $8,000 for homebuyers

First-time purchasers get a tax credit windfall if they buy before December.

There's a nice windfall for some homebuyers in the economic stimulus bill awaiting President Obama's signature on Tuesday. First-time buyers can claim a credit worth $8,000 - or 10% of the home's value, whichever is less - on their 2008 or 2009 taxes.

A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill - the amount of witholding they paid during the year plus anything extra they had to pony up when they filed their returns - was less than that amount. But there has been a lot of confusion over this provision. Adam Billings of Knoxville, Tenn. wrote to CNNMoney.com asking:

"I will qualify as a first-time home buyer, and I am currently set to get a small tax refund for 2008. Does that mean if I purchased now that I would get an extra $8,000 added on top of my current refund?"

The short answer? Yes, Billings would get back the $8,000 plus what he'd overpaid. The long answer? It depends. Here are three scenarios:

Scenario 1: Your final tax liability is normally $6,000. You've had taxes withheld from every paycheck and at the end of the year you've paid Uncle Sam $6,000. Since you've already paid him all you owe, you get the entire $8,000 tax credit as a refund check.

Scenario 2: Your final tax liability is $6,000, but you've overpaid by $1,000 through your payroll witholding. Normally you would get a $1,000 refund check. In this scenario, you get $9,000, the $8,000 credit plus the $1,000 you overpaid.

Scenario 3: Your final tax liability is $6,000, but you've underpaid through your payroll witholding by $1,000. Normally, you would have to write the IRS a $1,000 check. This time, the first $1,000 of the tax credit pays your bill, and you get the remaining $7,000 as a refund.

To qualify for the credit, the purchase must be made between Jan. 1, 2009 and Nov. 30, 2009. Buyers may not have owned a home for the past three years to qualify as "first time" buyer. They must also live in the house for at least three years, or they will be obligated to pay back the credit.

Additionally, there are income restrictions: To qualify, buyers must make less than $75,000 for singles or $150,000 for couples. (Higher-income buyers may receive a partial credit.)

Applying for the credit will be easy - or at least as easy as doing your income taxes. Just claim it on your return. No other forms or papers have to be filed. Taxpayers who have already completed their returns can file amended returns for 2008 to claim the credit.

Berlin New Hampshire Federal Prison 2009
