A comparative market analysis is an informal estimate of market value, based on sales of comparable properties, performed by a real estate agent or broker. Either an appraisal or a comparative market analysis is the most accurate way to determine what your home is worth.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is the difference between list price, sales price and appraised value?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The list price is a seller's advertised price, a figure that usually is only a rough estimate of what the seller wants to get. Sellers can price high, low or close to what they hope to get. To judge whether the list price is a fair one, be sure to consult comparable sales prices in the area. The sales price is the amount of money you as a buyer would pay for a property. The appraisal value is a certified appraiser's estimate of the worth of a property, and is based on comparable sales, the condition of the property and numerous other factors.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How is the price set?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It's very important to price your home according to current market conditions. Because the real estate market is continually changing, and market fluctuations have an effect on property values, it's imperative to select your list price based on the most recent comparable sales in your neighborhood. A so-called comparative market analysis provides the background data upon which to base your list-price decision. When you prepare to sell and are interviewing agents, study each agent's comparable sales report (the data should be no more than three months old). If all agents agree on a price range for your home, go with the consensus. Watch out for an agent whose opinion of value is considerably higher than the others.&lt;/p&gt;

&lt;p&gt;Losing your home to foreclosure due to an inability to keep up with your monthly mortgage payments is one of life's most unpleasant experiences. It is also an event that keeps on affecting you long after your home is history by devastating your credit score. Regrettably, most people cannot be 100% sure that they will remain safe from foreclosure because they can't foresee the unexpected. Occurrences such as serious illness, a major accident, divorce or job loss can happen to anyone. So it's a good idea to understand the available alternatives should the worst occur.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Of all available options, foreclosure is the worst&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The inevitable result of a foreclosure is the lender taking your house. Not only will you lose your house, but the lender can get a judgment against you for the arrearages you owe plus his costs for the foreclosure action. If that isn't enough, your credit report will be in terminal condition for many years to come, worsening an already bad financial situation and making it very difficult to obtain any other kind of credit. There is no upside to foreclosure. It should be avoided at all costs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Consider a short sale when foreclosure seems inevitable&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A short sale is a popular option for homeowners mired down with financial problems. In this case, you would sell your home for less than what you owe your lender; the biggest problem you will face is getting your lender to agree to a short sale. In many situations, they will not. Experts advise pursuing this option the minute you realize that you are falling behind in your payments and most likely won't be able to catch up. The longer you wait and the greater the amount you are in arrears, the less likely it becomes that your lender will even be willing to discuss a short sale.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;short sale has disadvantages too&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While a short sale will save you from foreclosure, it will also have a negative effect on your credit score, frequently lowering it by as much as 200 points. This can be overcome more quickly than the black mark of a foreclosure, especially if you manage to retain one or two&amp;nbsp;credit cards&amp;nbsp;and keep them current. Perhaps equally distressing, the Internal Revenue Service frequently deemed the difference between the mortgage balance and the amount realized from the short sale to be taxable as income despite the fact that the debtor never saw a dime of it. There is new federal legislation called the Mortgage Forgiveness&amp;nbsp;Debt Relief Act 0f 2007 that just went into effect on January 1st, 2008. The new act essentially eliminates this problem.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Almost any option is better than foreclosure&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Simply stated, do everything you can before foreclosure occurs and do it as quickly as humanly possible. Don't sit back and keep thinking, &quot;What can I do?&quot; Instead, consider that short sale and check with your lender before your options become more limited.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The One Best Tip I Can Give You: Don't Do This Alone&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;A short sale can be an excellent solution for homeowners who must sell and owe more on their homes than they are worth. Unfortunately, a number of myths about short sales have developed, and it is important to understand the reality of this process should you find it meets your current needs.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #1 - The Bank Would Rather Foreclose than Bother with a Short Sale&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is one of the most common misconceptions. The reality is that banks do not want to foreclose on your property because the foreclosure process is incredibly costly. Banks, investors, and even the federal government have all publicly stated that if a person is qualified for a short sale, the deal needs to be considered. Overwhelmingly, banks receive more on their investment through a short sale than a foreclosure.&lt;/p&gt;
&lt;p&gt;The qualifications for a short sale include:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Financial Hardship&lt;/strong&gt; - There is a situation causing you to have trouble affording your mortgage. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Monthly Income Shortfall &lt;/strong&gt;- &lt;em&gt;&quot;You have more month than money.&quot;&lt;/em&gt; A lender will want to see that you cannot afford, or soon will not be able to afford your mortgage. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Insolvency &lt;/strong&gt;- The lender will want to see that you do not have significant liquid assets that would allow you to pay down your mortgage. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&lt;strong&gt;Myth #2 - You Must Be Behind on Your Mortgage to Negotiate a Short Sale&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While this may have previously been the case, today lenders are looking for verifiable hardship, monthly cash flow shortfall, or pending shortfall and insolvency.&lt;/p&gt;
&lt;p&gt;If you meet these three requirements and believe that you soon may be unable to afford your mortgage, act immediately. Any delay could limit your options. Do not wait until the countdown clock to foreclosure has started and you have even less time left.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #3 - There is Not Enough Time to Negotiate a Short Sale Before My Foreclosure&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is a myth that probably hurts homeowners the most. Many do not realize that foreclosure is a process, and that there is time to make decisions that may result in better outcomes.&lt;/p&gt;
&lt;p&gt;The foreclosing party-in most cases a lender-can stall a foreclosure up to the final day of the process. Today, many lenders will stall a foreclosure with as little as a phone call from you explaining that you are trying to sell, and almost all lenders will stall a foreclosure with a legitimate contract. For real estate professionals who understand foreclosures and short sales, there is time available until the foreclosure process is complete.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #4 - Listing My Home as a Short Sale is an Embarrassment&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It is understandable to have reservations about letting the world know that you owe more on your home than it is worth. However, according to recent estimates, more than one out of eight homeowners in the U.S. is in the same situation. You are to be congratulated for admitting you need help, taking action, and finding a professional who can work with you toward a solution.&lt;/p&gt;
&lt;p&gt;With recent estimates showing 40-60% of U.S. sales will be short sales or foreclosures, you are not alone.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #5 - Short Sales are Impossible and Never Get Approved&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is a complete falsehood. Are short sales more difficult to execute? Yes. Do you, as a homeowner, need to learn about a new process? Yes. Are they impossible? Absolutely not.&lt;/p&gt;
&lt;p&gt;For example, agents with the Certified Distressed Property Expert&amp;reg; (CDPE) Designation receive thousands of short sale approvals on a monthly basis. These professionals have undergone extensive training in methods to help homeowners in distress and process short sales. While there are no guarantees in any transaction, more and more short sales are being approved regularly. This is far from an impossible process.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #6 - Banks are Waiting on a Bailout and Not Accepting Short Sales&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You may have heard this, but the reality is that banks (and the U.S. government) are trying to do anything they can, within reason, to avoid foreclosing on properties. It is preposterous to believe they would deny a short sale in hopes that some future legislation would pass and pay them for losses.&lt;/p&gt;
&lt;p&gt;Today, more banks are aggressively pursuing short sales and working with agents who understand how to process them. Freddie Mac recently hosted a national training Webinar for real estate agents where they expressly stated the organizational goal of &quot;eliminating distressed assets through modification or short sale.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Myth #7 - Buyers are Not Interested in Short Sale Properties&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is a myth that potential sellers hear all the time. Thankfully, this is just not true. In fact, many agents are getting calls from buyers who say they only want to look at foreclosure and short sales.&lt;/p&gt;
&lt;p&gt;For buyers, short sales and foreclosures have become synonymous with &quot;good deals.&quot; More specifically, international buyers are targeting these properties. Listing with an experienced agent who is educated in the short sale process will provide you with a great chance of quickly seeing a contract on your property.&lt;/p&gt;</description>
